These Host Terms apply when you create an account as a host, list a property/campsite/experience (“Listing”), and accept booking requests through Ucamp.au.

By ticking “I agree” (or otherwise using the hosting features), you agree to these Host Terms.

1) Definitions

  • Ucamp.au, we, us, our means the Ucamp.au platform operated by [legal entity].
  • Host, you, your means the person or business listing and providing stays/experiences.
  • Guest means a person who requests or makes a booking through Ucamp.au.
  • Listing means any campsite, accommodation, experience or related offer you publish on Ucamp.au.
  • Booking means a booking request, reservation, or stay arranged through Ucamp.au.
  • Fees means platform fees, service fees, commissions, processing fees, or any other charges described in these Host Terms or displayed at the time of booking/payout.

2) Platform role and relationship (important)

  1. Ucamp.au is a marketplace platform that enables Hosts and Guests to discover Listings, communicate, and arrange Bookings.
  2. Unless we expressly agree in writing, Ucamp.au is not the provider of the stay/experience, does not own or operate your property, and does not control your on-site operations.
  3. Nothing in these Host Terms creates a partnership, employment relationship, joint venture, or agency between you and us.

3) Eligibility and host accounts

  1. You must be at least 18 and able to enter into a binding contract.
  2. You must provide accurate account information (including identity and payment details where required).
  3. You are responsible for activity on your host account and for keeping your login secure.
  4. You must not create multiple accounts to avoid enforcement or penalties.

4) Your Listing and your responsibilities as a Host

You are responsible for your Listing and for the stay/experience you provide, including:

4.1 Accuracy and transparency

  1. Your Listing must be accurate, complete, and not misleading, including photos, features, access conditions, site rules, limitations, and hazards. The “ordinary and reasonable consumer” test matters here, so don’t let your photos or wording imply something untrue.
  2. You must clearly disclose anything that could materially affect a Guest’s decision or safety, including (examples): steep access, river crossings, 4WD requirements, seasonal closures, livestock, wildlife risks, unfenced water, fire restrictions, amenities (or lack of them), and phone reception limitations.

4.2 Safety and minimum hosting standards

  1. You must take reasonable steps to keep the property safe for the type of stay you offer and to warn guests of known hazards.
  2. You must maintain your site in a condition consistent with what you advertise.
  3. You must comply with all relevant laws and permits (including local council rules, fire rules, biosecurity, and any zoning requirements).

4.3 House rules and guest conduct

  1. You may set reasonable house rules (e.g. pets, fires, noise, gates, rubbish, maximum guests).
  2. Your rules must be clearly shown in the Listing and must not be unfair, unlawful, or discriminatory.
  3. You are responsible for enforcing your rules on-site.

5) Bookings, requests, and communications

5.1 Booking flow

  1. Ucamp.au may support booking requests, instant bookings, or both (depending on your settings and platform configuration).
  2. When you accept a Booking, you enter into a direct agreement with the Guest for the stay/experience described in the Listing and the booking details.

5.2 Responding to requests

  1. You must respond to booking requests within a reasonable timeframe shown on the platform.
  2. If you decline, you should provide a brief, truthful reason where possible (for Guest clarity and trust).

5.3 Messaging

  1. Use Ucamp.au messaging for booking-related communications wherever possible.
  2. You must not use Guest contact details for unrelated marketing unless the Guest separately opts in.

6) Pricing, fees, and taxes

6.1 Pricing

  1. You set the prices for your Listing, subject to platform rules and any displayed minimum/maximum pricing constraints.
  2. You are responsible for ensuring your price representations are clear and not misleading (including add-ons, per-night vs per-person, fees, and inclusions).

6.2 Platform fees and payment processing

  1. Ucamp.au may charge hosts a commission and/or platform fee, and may charge guests a service fee. Exact amounts will be shown on the platform before you publish a Listing and/or before a booking is confirmed.
  2. Payments may be processed via a third-party payment processor. You authorise Ucamp.au and any payment processor we use to process payments, refunds, and chargebacks in accordance with these Host Terms.
  3. You are responsible for your own tax obligations (including income tax and GST where applicable). Ucamp.au does not provide tax advice.

7) Cancellations, changes, and refunds

7.1 Your cancellation obligations

  1. You should avoid cancelling confirmed bookings except for genuine reasons (e.g. safety, property damage, access closure).
  2. If you cancel a confirmed booking, you agree that Ucamp.au may (where permitted):
    • refund the Guest (fully or partly, depending on circumstances),
    • apply a host cancellation fee or penalty displayed in the platform rules,
    • adjust your host metrics, and/or
    • suspend the Listing for repeat cancellations.

7.2 Guest cancellations and refunds

  1. Guest cancellations and refunds are governed by the cancellation policy shown at booking (and any mandatory rights under Australian law).
  2. Where a refund is issued, your payout may be adjusted accordingly.

7.3 Chargebacks and disputes

  1. If a payment is reversed (chargeback) or disputed, you must provide reasonable information promptly to help resolve it.
  2. If a chargeback is upheld, the booking amount may be clawed back from your future payouts.

8) Reviews and community trust

  1. Guests may leave reviews based on their experience. Hosts may reply.
  2. You must not pressure guests for reviews, offer incentives for reviews, or attempt to manipulate ratings.
  3. Ucamp.au may moderate, remove, or restrict reviews that breach platform rules (e.g. hate speech, private info, spam, threats).

9) Payouts (for paid bookings)

  1. If Ucamp.au facilitates payments, payouts to hosts will be made according to the payout schedule shown on the platform (e.g. [X days after check-in/check-out]).
  2. You must provide valid payout details (e.g. bank account).
  3. We may withhold or delay payouts to manage fraud risk, chargebacks, disputes, compliance checks, or where required by law.

10) Host insurance, risk, and liability

This section is the “big one”, and it’s intentionally clear.

10.1 Insurance requirement (host warranty)

  1. You warrant that you hold and will maintain appropriate insurance for hosting, including Public Liability insurance that covers your Listing and camping/accommodation activities.
  2. Minimum cover: AUD $10,000,000 per occurrence (recommended $20,000,000 for rural properties), unless we specify otherwise.
  3. Your insurance must remain current while your Listing is live and for any period when bookings may occur.

10.2 Evidence of insurance

You must provide a Certificate of Currency or other evidence of insurance on request within [7] days. If you fail to do so, we may suspend your Listing until you comply.

10.3 Incidents

You must notify us as soon as practicable (and within 48 hours) of any serious incident, injury, allegation, regulator contact, or claim connected to your Listing or a booking.

10.4 Indemnity

To the maximum extent permitted by law, you indemnify Ucamp.au and our people against losses arising from:

  • your Listing, property condition, and on-site hosting activities,
  • injury, death, or property damage connected to the Listing,
  • your breach of these Host Terms,
  • inaccurate or misleading Listing information, or
  • your breach of law or third-party rights.

11) Australian Consumer Law and non-excludable rights

Nothing in these Host Terms excludes or limits rights or remedies that cannot be excluded under the Australian Consumer Law.

12) Acceptable use and prohibited conduct

You must not:

  1. List illegal, unsafe, or prohibited activities.
  2. Publish false, deceptive, or misleading content.
  3. Discriminate unlawfully against guests.
  4. Encourage guests to book off-platform to avoid fees (we can suspend accounts for this).
  5. Harass, threaten, or abuse guests or other users.
  6. Upload content you don’t have the right to use.

13) Intellectual property and content licence

  1. You keep ownership of your content (photos, descriptions), but you grant Ucamp.au a worldwide, royalty-free licence to use, display, reproduce, adapt, and promote your Listing content to operate and market the platform.
  2. You warrant you have permission to use any photos, logos, or other content you upload.

14) Privacy and data

  1. You must handle Guest personal information in accordance with privacy law and only for booking-related purposes.
  2. You must not sell, harvest, or misuse personal information obtained through Ucamp.au.

15) Suspension, removal, and termination

  1. We may suspend or remove Listings or accounts if we reasonably believe you have breached these Host Terms, created safety risk, engaged in fraud, or harmed platform trust.
  2. We will aim to give notice and reasons where reasonable, but we may act immediately for safety or legal reasons.
  3. You may stop hosting and request account closure, subject to fulfilling obligations for existing bookings and resolving disputes/chargebacks.

16) Disclaimers and limitation of liability (host to platform)

  1. To the maximum extent permitted by law, Ucamp.au provides the platform “as is” and does not guarantee uninterrupted access.
  2. To the maximum extent permitted by law, we are not liable for indirect or consequential loss (lost profits, lost opportunity, reputational loss).
  3. Our total liability to you (where legally permitted) is limited to the total fees you paid to Ucamp.au in the 3 months before the event giving rise to the claim (or AUD $100 if none).

17) Changes to these Host Terms

  1. We may update these Host Terms from time to time.
  2. If changes are material, we will take reasonable steps to notify you (e.g. email or dashboard notice).
  3. Continued use of host features after the effective date means you accept the updated terms.

18) Governing law

These Host Terms are governed by the laws of New South Wales, Australia, and you submit to the non-exclusive jurisdiction of NSW courts.
